Picture Perfect: 5 Staging Photography Tips for a Fast Sale

Adam Fonda|October 23, 2020

Effective photography is key to attracting homebuyers online. For Orono homes for sale and other properties in Minneapolis, the goal is to make the home look its very best. Here are 5 staging tips that will do just that in photos:

1. Spruce up the exterior

Make a great first impression by sprucing up the first thing homebuyers see. Start by mowing the lawn, raking away dead leaves, and planting colorful flowers. Repaint the house exterior and replace your front door if it’s looking shabby. The same goes for patio furniture – buy a new set if what you have has seen better days. Remember to clean the windows and make sure every lighting fixture works.

2. Clean the kitchen

Many people consider the kitchen to be the most important room in the house, so make it sparkle. The goal is to make it as clean and inviting as it can be, and there’s no need to spend a fortune on renovations to do that.

Start by decluttering surfaces – hide cereal boxes, small appliances, your ref magnet collection, knife blocks, dish racks and the like. Next, clean the floors, counters, and cupboards. Make sure the inside of your ovens and microwaves are just as spotless – and odor free.

For upgrades that won’t break the bank, consider a fresh new backsplash, modern drawer pulls for the kitchen cabinet, or a fresh coat of paint in bright neutrals.

3. Make the living room relaxing

The living room is where everyone goes to unwind, which is why you have to make it as comfortable as possible. To start, declutter and depersonalize the space to allow home buyers to imagine the space as their own. Cast a critical eye on rugs (are they stained? threadbare? have them cleaned or get rid of them altogether) and sofas (upholstery too bold? consider renting something a bit more laidback). Improve lighting with new lamps. Highlight a focal point like a fireplace mantel by painting it or rearranging the furniture around it. If you’re going to repaint the space, stick to shades of beige, white, and brighter grays for elegance and broad appeal.

4. Showcase the master bedroom

This room often takes center stage in online listings. Make homebuyers want to spend the night there the moment they see it. Remove personal items, turn on side table lamps, and replace comforters with something that’s not too bold or quirky. Create a vignette on your bedside table – a vase of fresh blooms, a few books, a candle. Here are a few ideas.

5. Freshen up the bathrooms

As a personal and private space, the bathroom should feel like a retreat. If you can create a spa-like ambiance with the space you have, go for it. Again, it all begins with decluttering your vanity, making sure every inch is spotless, and perhaps adding a single frond in a clear vase. You’ll also want to hang fresh towels and replace mirrors that have seen better days.
