Luxury home inspections: What you should know

Home inspection is something all homebuyers should take seriously. If you’re a luxury homebuyer, a proper home inspection is especially important to make sure every added comfort is worth the cost. Here are a few essential things you should know when getting a home inspection:

Get the right inspector

Working with an experienced home inspector is vital to a good home inspection. You’ll want to hire a certified professional who will check the house from top to bottom.

Standard home inspections cover:

  • Heating system and air conditioning
  • Interior plumbing and electrical systems
  • Roof, attic, and visible insulation
  • Floors, walls, ceilings, doors, and windows
  • Basement, the foundation, and structural components.

However, luxury homes need a more specialized inspection, given their added features. Luxury home inspectors will take special features into consideration like multiple fireplaces, furnaces, and a pool, to name a few. For Minnesota luxury homes, for example, ask your real estate agent to recommend an inspector who can look into the specific luxury features of your home.

When looking for an inspector, some important questions to ask are:

Attend the inspection

There’s a lot you can learn by simply being around for an inspection. Sure you can read up on the report, but nothing beats hearing and seeing everything in person. This is your chance to clear up any concerns you might have about a home’s condition, so make sure to ask questions and listen well. Just be careful not to get in the way so that the inspector can focus on doing their job.

Be sure to block off any appointments beforehand since the inspection could take anywhere from a few hours to a whole day. If you can’t make it on the scheduled date, ask if you can speak with them directly at another time.

Don’t just browse through the report

Luxury homes are such a huge investment so you’ll want to know all you can about one before making an offer. That said, don’t just skim through an inspection report. You may have to go through 20 or more pages, but poring through the report is worth your time because it will reveal the home’s key strengths and weaknesses. Potential problems and recommendations are also detailed in the report.

Get a complete inspection

It’s highly important that the inspector doesn’t miss out on any part of the home. From the front yard to the attic, make sure they do a complete and thorough inspection. This applies to all homes but it becomes doubly important for luxury homes.

The condition of the driveway and roof shingles are some common concerns for the external part of the home. Inside, cracks on the floors or the kind of material used for the paint will be a concern especially if you’re buying say, older Lake Minnetonka mansions.
